What are real estate stocks tracked by mutual funds in India?

Real estate stocks include listed residential and commercial property developers across India major cities. DLF dominates the luxury and commercial segment in Delhi NCR. Godrej Properties operates pan-India with a strong brand. Macrotech (Lodha) is the largest listed residential developer by volume. Oberoi Realty focuses on premium Mumbai projects. Prestige Estates is the leading developer in Bengaluru. Sobha operates primarily in Bengaluru and Pune. Brigade Enterprises covers residential, commercial and hospitality in south India. Sunteck Realty focuses on ultra-luxury Mumbai properties.

Rising fund counts over four months signal growing institutional conviction. Cross-reference individual fund portfolios on our top stocks page or explore full holdings via the funds directory.

Why are mutual funds buying real estate stocks in India right now?

India real estate sector is in a strong upcycle driven by rising incomes, urbanisation, low mortgage rates relative to historical norms, and pent-up demand post-COVID. Premium and luxury housing has seen exceptional demand across all major cities. Office absorption remains strong driven by GCC expansion. RERA implementation has improved buyer confidence and consolidated the market in favour of large listed developers. Fund managers are rotating into real estate as earnings visibility has improved significantly with strong pre-sales and healthy collections.

Are index funds and ETFs included in the real estate stock fund counts?

No — all counts exclude index funds, ETFs, and fund of funds. Only actively managed equity mutual funds are counted. Index funds mechanically hold stocks in proportion to index weight — their holdings do not reflect active manager conviction. By excluding them, fund counts here more accurately represent where professional stock pickers are actively building or reducing positions in India real estate sector.

To explore individual fund portfolios, visit the funds directory or use the SIP calculator to plan investments in funds with high real estate sector exposure. For a broader market view, see our AAUM data page.
